What you're doing is called speculating (aka gambling) not investing...Unless this is a lakefront/beachfront property or has something amazing going for it - it makes a bad investment (just like 95% of houses out there) 

Both are "speculative" and based on appreciation. 

I love speculating and trying to anticipate where it goes.

Behaviorally having no debt is such a strong peace of mind, math tells you leverage is always superior but that's the discussion you need to have internally.If I was you I would buy my primo properties with a 20-40% LTV and my speculative properties with a 70-80% LTV.
