I currently live in a hot market (the SF-Bay Area) , where finding property isn't an impossible task but just unlikely to meet ones goals just starting out  in today's market climate without High income or moving to an undesirable location.With this  also will be my First deal so I am just trying to do my Due Diligence and reach out to the masses and get an opinion .

If there is any "strategy" that we have it is simply to take a mass approach when beginning investing to start closing deals sooner rather than later and taking massive action to help sellers in a relatively short period of time VS. dipping-your-toe in the business slowly and rarely doing deals and making no name for yourself.

There are several storms each year where southeastern MA get rain while the areas north of the Mass Pike and west of 495 get snow.I drove through the waterfront area in New Bedford recently and it looks like they're really cleaning it up. 

If you're just a couple of years ahead truly mass market, then your rental will look fresh for way longer.

Looking for other options that might solve my problems with it.The main problem I have is that it is very slow and sending the mass text messages.

I haven't worked in AZ before, but I know a few others who have and they've done pretty well for themselves.The niche you're talking about is one that largely gets ignored by the masses - and this is a great thing for investors like yourself who are willing to pursue it because you'll have very little (if any) competition to fight with.

ETAIf I were to do a bid on mass earthwork and do a single calculation wrong resulting in me losing money, I would still have to complete the project.
