Sometimes all it takes is a friendly voice for the dogs to learn that the strange smells and noises on the other side of the fence don't pose a threat. 

And they multiply that by trying to scale rapidly thinking riches are in sight and the coming apocalypse in many parts of the country where regulation changes and rapidly increasing competition from other Airbnb wannabes or hotel chains, and other things that will grind down occupancy and rental rates.

You'll see snow in 3 months and pretty much all exterior work will grind to a halt so you may have to begin there. 

The key to things for me was the amount of research I did finding an area of Portland I thought had upside, that I could afford (thereby aren’t many :/) My day job pays $50k a year, so I’ve been grinding to make it all work.I chose Lents, because I knew of a number projects that could come this way, and lucky for me they have.Reach out if I can help in any way.

Filter all the market noise completely.  

A lot of local residents are starting to organize themselves because of these types of reasons and they are putting pressure on the town to crack down on people that don't get permitted...also noise problems because out of town owners don't monitor what's going on at their properties.

People were allowing massive parties to stay causing noise and parking issues.

Over and over and over.That seems like a real grind IMHO and unless the commute was 500 miles round trip, no way I would do it.

Families will have to dig deep, and we'll see if spending grinds to a haul if people learn lessons about living paycheck to paycheck while making 80k a year. 

When a tenant is late on rent, causes too much noise, damages the property, or violates the lease in some way, you'll have two options: 1. enforce the lease (which is being an effective landlord, but you'll probably lose the friendship), or 2. let it slide (which means you might keep the friendship, but you're not being an effective landlord)...it's a no-win situation.
