I like your open house idea if you're getting a lot of people regularly asking to see the house, but if not, you're right that it may be a waste of time.The simple solution would be to get an electronic lock box or key pad door lock that will allow you to change the code after every use.

refer to your lease if it has a lease brake clause send them a snap shot of it. you've done everything required of you as a landlord. at this point theyre just being bitchy and want you to compensate them and want an excuse to move. additionally read the local landlord tenant act.. it doenst say how hot or cold a unit has to be just that it has to be reasonable.

Other than it makes logical sense I actually ran a mathematical simulations and plotted the graphs where it mathematically shows at wht point, you brake even with the other poorly performing methods.Everything is intentbased.

I used these on hard surface floors and have been glad I did (they get beat up but the floor underneath is preserved).I also advise tenants on having a rug/ pad/ protector under any sharp furniture legs and to look out for gravel stuck in your boot, etc.An added benefit: on the turnaround you just sweep/vacuum and damp dust/swiffer the floor and it is ready for the next tenant (provided it did not get damaged).

- Pad remodeling costs 10% for safety factor- Assume $5000 in buyers closing cost assistance (typical these days)- Must have good curb appeal (no weird designs, ultra-modern, mid-evil, etc)- NO BAD NEIGHBORS!

It appears that local building codes require only a gravel pad, septic, water and power.I'm relocating to Maine later this year, so depending on where we buy our primary residence, I could potentially be close enough to manage the property - or at least to keep an eye on the management company.My initial thought is to operate on the model of renovating the land and utilities and then renting space only.
