After multiple discussions over coffee, he presented me with an opportunity to partner on a wholesale.. my feeling is that he really doesn't need my $, but rather is presenting this as an opportunity for my to learn and get involved in a deal with him.

@Abhi Jain if your already this nervous then you should probably go with your gut instinct so you don't worry yourself.. there are literally hundreds of turn key providers in the US.. you may want to do a little more shopping and research before you hone in on one company..

Now, I don't know what your volume purchase is, but for me where an average ticket is > 5,000, I always get a bulk discount, I wont be happy if I shop at my local supply house (whitecap or homedepot), and they just give me 10% off the shelf price, I'd walk out and tell them I'll shop around more.

They'll pull your credit and see you have loan with Prosper / Lending Club and also will ask documentation on where the down payment is coming from.For HML, it could be fine, you may just have to shop around a bit.Good luck!
