I suppose you could share a portion of that with the cleaner if you are really desperate to keep her. 

But you do have to put some language in your lease  agreement or lease addendum that deals specifically with issues that will come up for the fireplace.  

You want access to equity but you also want access to the full profits without safrificing it to expenses to expand your business.

Sounds like you are getting hit with a lender who has overlays and possibly miscommunication between the loan officer/processor to the underwriter.

We've never actually had a tenant use it after reading the addendum (which was our goal), and I think it helps prevent problems when they understand the myriad issues involved in its use.
