We had to wash all the bedding, wipe down the wall, clean the blinds, etc… a very heavy cleaning.

WestEnd is pretty much washed up for small investors like myself.

I told him he was going to lose future business if he didn't tell them how smart their purchase was, he just laughed. 

They wash up great and sleep cool.

You'd have to have one hell of a leak for a very long time to wash out enough soil to compromise a foundation. 

Because if they dont clean out animal pee and poop right away, vinyl planks can get damaged...At least if there is tile then I can wash the flooring with bleach...

Right now he works a lot pressure washing and doing landscaping.

But I’m hoping someone can give me some type of metrics or rule of thumb to determine how many wash and dry ‘transactions’ I should expect a 4 unit building (2br ea) to use during a month. 

Sometimes you notice things while cleaning, when another tenant moves in and takes a shower or uses the washing machine, etc.

We are pumping in some sweat equity: killing all the weeds and doing a non-organic mulch and river rock yard, power wash and paint the wooden fences, resurfacing all cabinets, faux-marble epoxy on the counter tops, and redoing the floors (there is a mix of scuffed up hardwood and wood appearing panel...looking to just make it all panel).
