Sure there maybe a few that are too wrapped up in their situation to move via convention means but they are few and far between as you have found.So I would say that perhaps your original conclusion is true that Denver may not be a good market for your approach (sub2) but it's not the fault of direct mail IMO.

As a general comment - it's always good practice to do a rent survey on your own and see what conclusion you come to, with any investment.

I would say, if there is money to be made, go forward, especially as your 1st, press thru to a final conclusion, the learning experience is key.

But I don't want to jump to conclusions.  

A conclusion is only as strong as the quality of the data, and the data is sending some mixed signals, at least in my market....

It´s a worthwhile exercise, but you´ll probably come to the conclusion that buying apartments in Dublin 2 is not a good way to generate a strong monthly cashflow. 

Two conclusions:  Are you sure you want to keep the condo, or is there a better place to put that money?  

Folks are not going to "try" and make your value work, they will look and draw a conclusion.

I am coming to the conclusion that it will only be worth if renting by week, which I just checked similar places in the same town and they can go for $200 a night or $800 week during summer months and they are starting to get booked already.
