When I had a condo in Davis, CA, the city changed the zoning so residential homes could do this, because there was a severe housing shortage for UCD students.There can be upgrades that are a pain or expensive to meet codes to convert garage space into living space, or so I heard from friends in Davis who did the conversions.

Turnover is expensive, unless you really *do* want to get rid of certain tenants.For our low income properties in NJ, we've had good, stable tenants the last few years in an area that has a shortage of them.

If you didn't know, the SF Bay Area had a severe housing shortage during WW II, and there are many large old buildings that were converted into apartments during that time.

We have lots of investors in our network, but a shortage of contractors and people with great contractor connections, IMHO (@Daniel Shepstone , @Nhi Nguyen , @Shiloe Bear being just a few off the top of my head..)
