I don't know specifically what is missing from your property management lease, but some things I can think of off the top of my head (check your state laws of course to make sure they don't conflict with any of these):--no trampolines--no day care center or business where clients visit the home--rules about parking vehicles on the grass--septic agreement (if property has septic)--watering restrictions rules (if your county has them)--smoking rules--pet agreement--drug free housing addendum--mold addendum

Pair that w/ drug & alcohol abuse....well, I don't need to say much more.On top of that, you're dealing w/ code/permits, city policies, material delays/shortages, labor shortages, change orders, the weather, ect.   

Anyway, this drug on for 6 months and finally I agreed to go to the local landlord class, let her break her lease and give her $100 back from the pet fee.

He told me that one unit is vacant and the other is occupied by a couple drug addicts.

The heroin/opioid epidemic is very real in the midwest and cheap general contractors are having a difficult time finding employees who do not use drugs.

Now things like 1031 is ultimately created for generational wealth.when our parents do the things correctly (buying house, focus on investment and education, good lifestyle as of no drug no divorce no drama)....the rest of generation would be just fine.
