Alternatively, if you're getting a 9% ROE but there are deals on the market that would earn you 12%, time to move that equity! 

This is fairly standard in the Westchester area given most homes are 100+ years old and the building code / inspectors didn't really come to power until the 70s or 80s.Likely your real estate agent will note the issues.

Also show market analysis of both inventory and rent rates compared to your plan. 

Flips are sitting on the market longer now with higher interest rates - I just walked through an open house of a flip in San Francisco.

I’ve been reading books and dabbling in the stock market and things of that nature.

I think the big differentiators are how they are marketed and any promised outcomes.
