The claim is that Short Sale purchases can create "instant equity" by negotiating a purchase with a financial entity for lower than market value because of the distress/situation, then immediately resell it for FMV.

Being consistent and implementing a sound plan is what drives success long term.You can get lucky from time to time but running a full time business performing on all cylinders effectively and efficiently takes planning, thought, and dedication.Do not look for instant gratification but stick to a plan if the numbers show it is working and grow at a controlled risk rate where odds of success are high but failure is lower.I think when wholesaling included these other strategies (assignment, double close) then it was easy for most to start up with little to no money.

Kiyosaki advocates GOING SLOW (look at lots and lots of deals) I get instant alerts on redfin and then do additional research on propertyradar ($50 month) the equivalent of ABC (always be closing) in sales is ABE "always be evaluating" honestly, I think it becomes rather OBVIOUS over time what a good/great deal looks like.Building/Buying 4 plex out of state could be a reallly good move though... as new construction attracts better tenants and would have little maintenance/headachesGood luck...and remember... the most inexpensive house/houses could be the EXPENSIVE house.
