If you are planning on investing in the States (I deal with this all the time with Canadian investors here in Arizona of which there are plenty) they overlook talking with their chartered accountant before determining the entity they chose to purchase under.

I did not catch that.. looks like a realistic proforma then.. good luck with it.. remember turn over kills landlords.. do everything you can to keep good tenants in place.trying to raise rents 25 bucks then have a 2 month vacancy will take years to recoup..

@Sergey Pshenichkin It does not sound like she has an ideal situation to be purchasing a rental property...maybe focus on personal debt pay down for a while and continue to work her W2 job until she reaches a higher income.Increase income --> Decrease expenses --> Build credit --> Build savingsThen revisit this possibility.
