Need guidance investing a significant sum in a Real Estate

Hello BP, I need guidance investing in RE. I have been working in the corporate world crunching numbers for 10+ years but Real Estate is my passion. I am looking for help/partner/vision and the ideal business partner would be a seasoned REI and also have some of own capital to invest. Mostly looking to invest in the Cambridge, Somerville and the surrounding areas. Any input would be greatly appreciated. Thank you.
