There are a l of of markets that will cash flow but if you are looking at a long term buy and hold, a healthy and growing economy is important to future asset values.

Lastly, purchasing a property that produces income.

I have been reading a lot recently about how hard it is to buy a property in New Jersey that produces adequate cash flow or even positive cash flow.I am about to make an offer on a property in NJ and so this sentiment has me nervous.

The price to rent ratio is an important thing to look at when evaluating an area and it sounds as if it doesn't quite produce a good deal in your area.

A quicker way to determine how to create the sales funnel is to hire a free lance marketer, specializing in lead generation for real estate agents, allow him access to your data, and have him produce the sales funnel process for you.  

If you're 54 and say, you'd like to retire at 65 with a healthy real estate portfolio, I would recommend working to acquire ten doors (3-5 small multifamily properties would be my favorite) by age 60.  

If most are going for Comps in the last X months, and a few are going for Income (but Income produces a lower value than comps = distressed or etc...)
