All this after talking to the loan officer about every single detail before applying and them saying that there will be no problem with the loan.

Putting that burden on the buyer you literally could spend an extra $1M in clean up - the only way to know the full extent is when they are doing the work.

The only difference is that I care about the finished product and will not argue that it's "good enough" without charging thousands extra to make it right. 

@Michael R. they only offer it because they collect more in fees than they pay out, most all protection/warranty/insurance is a slow bleed, just save an extra $5000 for your reserves and don't pay it to Zillow. 

If you are picky and want extra done (That doesn't affect the sustainability of the property).
