Personally i think you'll make more in the long run and sleep better at night if you stage it and let them know your plans.

They are also really focused on education which would be great for your stage right now.

@Carter AndersonSounds like you may be in underwriting stage, if this is accurate I would underwrite without premium especially if you have no comps in the area to go by.If you do end up getting the property you can try to sell it as an added amenity compared to other properties and try for a premium. 

@Corey Kenney hard money lenders don't lend based on your "friendship" with some stage guru. 

They also do light staging and photography on the sale, which really helps sell fast for top dollar. 

Also just generally speaking; building a spec house is a very tricky niche, even riskier now because of where we are in the market cycle (if the market turns during the development stage of the project you could get stuck not being able to sell).

If they're elementary or middle then school zone and proximity might be a priority and somewhat limit your search areas.
