I've accepted cash before, but my place is not in the hood.If someone gives you cash in the hood, I wonder if they're trying to set you up and have a buddy mug you around the corner.With sketchy tenants, I would be more cautious about having a paper trail.

I am cautious about Sacramento because I know the underlying land is not that expensive and any property I purchase is susceptible to being undercut by developers.

@Trent FisherFlorida is a great market for rentals as others have stated, just be cautious of purchasing into condos.

It did take over 2 years to raise our score back up, and we are now extremely cautious about any new credit inquiries.

I would be very cautious about 2 things:First meeting with a guru pitching a deal like you were getting inside info on a smoking hot deal.....if its so good why aren't they doing the deal themselves ?

They say there are fewer homes on the market that time of year to make up for fewer buyers, but I'd be very cautious of going through the winter vacant on your first flip.
