I have started replacing light fixtures, plumbing fixtures, I added nice cabinet pulls, I redid the guest half bath with wainscoting, replaced the master closet door with a custom barn door, installed wooden sills on windowsI am considering adding a built in closet system in the master ( right now it is cheap wire shelves with a metal dowel and thats it), I'd like to replace the vanity top in the master bath (currently its just a laminate, would like to do solid material), I would like to replace bathrooms and laundry room flooring with LVP (currently linoleum), and I've been considering adding a tile backsplash in the master.

In the past I have used Lowes stock shaker cabinets for my rental, but i found that because box is presswood and the doors are laminated mdf, the base cabinets doors swell if liquids get on them and not immediately cleaned. the cabinet also swells if there is a leak. my thoughts for my next rental were to go with all plywood cabinets and doors, but they cost almost 3x more. then i though maybe i can just buy the plywood cabinet lowers and buy the cheap stock cabinets for the uppers since people dont usually put wet dishes or spill things from the upper cabinets. has anyone done this?

You might find some contractors might have different levels in pricing and also different levels of experience doing certain jobs, compare, you might have one contractor that its great installing flooring and other is great painting cabinets.

So far on doors 1-5 its been mostly cosmetic rehabs (paint, light fixtures, appliances, sinks, counters, cabinets, flooring) without significant structural changes.

I'd like my lawyer to add a clause in the GC's contract stating ALL (or majority) materials (ie cabinets, stone countertops, vanity, appliances, flooring, ceiling) are to be purchased before rough inspections.. is this reasonable given below terms of 3 total payments below?

Rehabbed one of the two units completely:- Sand and Stained Original Harwood Floors- Paint from ceiling to base trim- New Oven- New Toilet, Vanity, Sink, and Medicine Cabinet- Built Shelving in closets- Deep cleaned exterior and fixed areas of vinyl siding that needed to be replaced- Stained decks - Formed off street parking What was the outcome?
