According to my agent the contract was legal grounds to move forward with spending money, but that turned out to be false

My original point is that this is. . .well, perhaps as a copywriter might say, false logic.

I am not necessarily trying to justify that price, but it isn't quite as absurd at it would be if it was a normal triplex. 

While I get the theory behind buying 1st lien performing as training wheels I don't really buy the concept and think there's even a possibility to gain a false sense of security that you're better prepared for NPNs than you may actually be.

This is a lesson to those on here that I always see using an absurdly low vacancy rate like 3% when they run their numbers.

Thats just completely absurd.  99% of times properties dont sell is because of the seller.

Other listing sites have fewer false leads, or are easier to filter right away. 

Follow Brandon Turner's book "Little or No Money"; Matt Faircloth "How to false private money" and his suggestion of "Making a one page business plan".These guys, major mentors here on BP give all you need showing you how to go from 0-millions but you must WORK, especially if you have little or no funds. 

Nobody wants to be friends with a respirator first.The stuff that really gets to me are shill plays that I objectively know are false.
