Besides, you are talking about bridging equity from other assets, which will likely come at additional cost...Either your rents need to go up to at least $625/door across the board in order to make $37,500/door more of a realistic target on the acquisition, or the price needs to come down toward $25,000 door.

I know portfolio banks and bridge lenders will cross collateralize the properties but not sure about Fannie/Freddie.The term sheet I just got from Fannie on a 101 unit deal specifies that the entity needs to be a single asset entity.

Hopefully if it looks like it will not make the target they will cut the appraisal short saving a little of appraisal cost.I also know that if I was going to barely miss on the appraisal I would find a way to be able to bring money to add to the equity to bridge the small gap (401K loan, friend/family loan, personal loan, etc.).Good luck.

Short of catastrophe - i.e. the economy collapses so hard that people are living under the bridge rather than paying for a rental because they can't - you are always going to find people that would rather live in a house than live in a cardboard box.
