Some people want to come here to relax and want to limit the noise and distractions of all the kids, so a higher end community (like Reunion) would be a better fit and get a higher nightly rate. 

Today, that property is the highest cashflowing property in my portfolio.If I had given up, I'd still be totally financially dependent on a W2 job...but, because I kept grinding, I'm now happy to say I'm financially independent. 

Every time an Uber or a friend or coworker brought us home after 9, we received a noise complaint.

Keep on grinding.

I have seen 4 units that are smushed together on top of each other under one roof and was trying to understand how the noise is not a problem in any of these properties?

And like @Collin H. said they don’t want the traffic and noise.

Biggest challenge still is figuring out soundproofing for the interior doors that allow a good bit of sound through & finding a soundproofing solution for floor noise on our level to the tenants below.

You are definitely not the only person going through this pain.Keep on grinding and you will find a great property.Stay true to the numbers.

It takes a certain kind of methodical, grinding mindset and obsessive intent.

It takes time, money, and effort up front and you have to grind before you close any deals.
