Some items that are unclear: 1) how much did you spend on the ADU permitting/enhancements?

@Andy MirzaOur models are similar - at this stage I am not looking to get creative on creating the deal but during the workouts on NPL’s this is where my creativity comes in and I try and be creative so it’s a win for the borrower but also enhance the value of the note significantlyOne way that is easy to do this is on loans where they are significantly behind and started paying again.

@Vernell D Watson - I do have a spreadsheet that I developed before I discovered the BP calculators and continuously enhanced for the past 6 years.

Ya be careful with innovation as well.Toyota now developing battery a battery that can last 1,000 miles.When it's commercialized Tesla is wiped out if they can't enhance their product.And the job loss would be significant enough LOL
