If you continue trying to salvage this with the same strategy of cutting corners such as by acting as your own GC, I fear it will likely drag on forever and you'll dig the hole deeper.  

But if the sniff test says I'm in the ballpark, I then have to do a deeper analysis, which takes more time than I care to spend on a deal that will still likely end up not going anywhere.

If you want to scale up, leverage is the way to do that, but dig a level deeper and figure out what you want to do and why. 

Will only put you deeper in the hole.
