Need help with my Analysis

This is how I have my excel set up with Calcing everything that goes into it. Under the Expense portion should I have columns for "Cap Expenses & Vacancies as well?" If so, what percent should they be taken from... the rent paid by the tenant, overall mortgage....? I hope this is an okay question to ask and that it makes sense. Thanks!
