Fannie Mae's "catch-all" for types if income not mentioned is the FNMA "other" category that requires 3 years of future continuance - for example, if you have 2 years left of child support (also in the "other" category), does not count, but if your kid is 12 years old, you have more than 3 years left, so that counts.

I think they tenant is acting like a child because she's not happy.

The applicant has a young child so maybe they turned their life around... because from 4.5 years and prior their record is bad.

You don’t want to take any “w-2 income”, if you’re an only child/heir you may want to title the properties with rights of survivorship.

In one of my rentals, the couple broke up and one moved out with the child back to the state they originally came from.

(For those that ask why not hire in house - I just dont have the scale YET to hire our own in house - when I get another facility up and going i will - as I want to pay someone doing the books well so I get someone good)Anyways Jan 2019 through 1 of my former staff and 1 present staff when they went to do their taxes we found out the bookkeeper screwed up on withholding for these staff and it may cost me around $5k or more - we also found other mistakes recently like sending out payroll deductions (garnishments) on an employee who was on our payroll but hadn't worked for us in 3 mos since they had a child and were  on a leave of absence. 

I have no reason to ask for a child's ss number.
