It seems like when I buy a house there are always a couple of doors missing, so I started changing out all doors except closet doors with 6 panel doors,,,it really doesn't cost that much if you have to replace some anyway, and it does make a difference,,we also use satin nickel hinges and handles,,,I figure I'm adding $300 or so to the price, but its a much more upscale look,,,I also buy appliances from the scratch and dent area of homedepot/lowes (I'm sure most people on here do also), and buy any stainless appliances I run across at a good price,,it really dresses up the kitchen

Electrician could be a big variable especially if you have to upgrade your panel.

Buy an inexpensive panel van and WRAP IT with your message, then loan it out to clients and friends who are moving.You find REOs on the MLS - get a good agent to keep an eye for deals.  

They say the old Bryant electrical Panel is a health hazard.

I went to a Marcus & Millichap multifamily conference last week where they had a panel of lenders speaking. 

New service, new panel, all of it. 

General inspection came very good except for electricity panel which has not been updated that I will update (got discount for it).

Just 2 bathroom renovations, updates to 2 kitchens, and removing the paneling on one side.

Very soon, the electrician I hired will replace the wires in the walls, and two panels, plus drop the power line from the pole.
