Going Much Bigger

I'm about 6 to 8 months away for ending my current job and wanting to turn my attention to my part-time real estate rental business of 14 years.  I would like to purchase one to three apartment complexes with up to 60 units total.  I'm thinking of doing this in Orlando.  Since I have used local banks as my means for financing, I'm looking for means to do creative financing or work with someone or others to complete a down payment.  I have enough for about 10% and looking how to meet others or get connected to others that finance or be willing to assist with financing up to $3M for the apartments I would be purchasing.

How would I go about finding others interesting in investing and not be involved in managing the business?
