Portland is already going through the roof in prices (bypassing the 2007 peak), and Eugene has been experiencing much more moderate appreciation, and still has a lot of potential.

I don't think these people would do that, but they are heavy drinkers, so not sure what they might do when the alcohol is speaking.I am interested to hear how all the experienced landlords on this forum deal with debt collection.

For example an investor cannot have a business on the property that engages in any of the following “sin” businesses: any private or commercial golf course, country club, massage parlor, hot tub facility, suntan facility, racetrack or other facility used for gambling, or any store the principal business of which is the sale of alcoholic beverages for consumption off premises.With these factors in mind, I would think caution would be in order for any investor looking to defer taxes through this program.

Wow....pretty ritzy area, but I guess it can happen anywhere....It is AZ, where anyone can carry (which I love) so add alcohol and temper tantrums can lead to bigger things real quick.....

I’m assuming he is not buying two or three a year like the above moderator referenced he was , but much more Aggressive.
