But if you have single family rentals or small multis, you may be better off with a PM who has their own maintenance crew so that the PM has more direct control in taking care of general maintenance and subs out work where licensed plumber, electrician,etc is needed.

PM companies will always charge/pass on the cost of licensed work from Plumbers/electricians/capital improvement/apartment turnover stuff.If the property is stable, you could find somebody local for 5-7% and include regular maintenance work, court shows for delinquencies, finding new tenants, collections, leases, etc.Start with Craigslist.
