Mcallen has one of the youngest populations in America second to Provo, Utah, and behind them Laredo Texas.

Obviously, I would love the chance to get ahead of this crazy market, but there is some agreements that need to made.1) Parents would be able to come and go, they want to live in house w/ us 6 months out of the year 2) Sibling would get $100,000 from sale for down payment to purchase a home in Utah for my parents to share w/ them so they can see grandkids in Utah and California 3) We all as a family would have to agree-we all want it in writing and I'm concerned that if it goes south it can cause problems w/ family relationships.How would you go about this?

Real estate tends to be a little pricey in the state of Utah, so I'm considering branching out into other states that might look more attractive from a numbers stand point.

At about 5:00pm the day rent is due, I would send an email and text saying that an additional $Y has been added to their rent for this month as a late fee and if not paid in the next 5 days eviction papers will be filed based on their history of paying late (some states allow for quicker eviction filing, like in Utah, eviction papers can be filed 3 days after non-payment of rent).

Also I am “waiting” for a market correction here in Utah that may not come for a while..

Give me CA, AZ, NV, TX, CO, UT, OR and WA.Also, I NEVER want to see the house, never want to meet or talk with a tenant and never want to worry.My current monthly rental income is in the $25,000.00 range.

This is one of the reasons I just moved to a smaller town in UT that is over 100 miles from a big metropolis mess.

I have recently listed my first rental unit (a LEGAL/permitted ADU in Utah.. many basement/in-law rentals here are definitely not legal/permitted) and am trying to pre-screen inquiries BEFORE scheduling showings with them. 

Hi Matt,Yes this was my original idea to rent in San Diego so the customer will enjoy the ocean - go surfing and stay at there own home by the ocean - seems like you surf yourself and I'm learning to be in that camp as well also all of my RV's going to Burning Man Festival from Diego which is popular and profitable for my business and here in Utah people mostly go to YellowStone from Salt Lake or any other canyons as nature here is beautiful and surrounding by canyons and mountains. 

-For anyone in a similar market, (I'm in Utah Valley, Utah) are my estimated rent numbers even close for a 2 bed/1 bath vs 4 bed/2 bath ?
