I know much more about this area than Dallas but long term I would pick here for two reasons:1) From what I understand, property taxes there are double to triple what you will see here.

I've thought about going for a triple decker in one of those areas, I know those are what everyone has their eyes on though so I don't know how hard/easy one would be to get.

Having said triple decker gut rehabs typically cost on the lowest end $125/ft and on the higher end $175/ft.
