Take what im going to say with a grain of salt, i have 0 properties and have never invested. 

As with all things, I take everything with a grain of salt.

I'm looking for Buy and hold residential properties in Salt Lake and Davis counties.

It's doubtful any CPA worth their salt when it comes to REI will charge that low.

I'm mentioning it for the benefit of others, not to pour salt on your wounds, and I hope it doesn't come across that way.

You actually need to close on the property with your own cash or a loan etc.Any listing broker/agent worth their salt should ask questions.

I suppose that means you should take my advice with a grain of salt, but I'm sure that property will sell for more than 200k. 

Don't get caught up in what market is the most popular or which website shows the best ROIs (though obviously some attention should be paid, but with a grain of salt until you see the calcs), find yourself a good provider and trust them to do their job well.

Please take what I'm saying as a grain of salt because I've been in the program for less than 3 months and aside from obtaining my real estate license last year, I have no prior experience.

I'm really interested in house hacking a SFH in the Liberty wells/sugar house/south salt lake area & can afford up to the low 200's.
