If the tenant doesn't agree to a break fee, and they break the lease, in FL, the landlord can then actually choose not to take possession of the property, and insist the tenant keeps paying rent until the lease is up.

IF you are uncomfortable taking responsibility tell your tenant you always serve papers because your lawyer, accountant, or partner insists on it.The thing to keep in mind when training tenants is there is no reason, no excuse and no justification for late payments.

But, the reason I'd require it, would be to insist on that loss of use rider and their personal property coverage, so when they look at me in fear and I say, "No, we don't pay for that," before they can start crying, I can then say, "But, that insurance you got WILL pay for it."

I even emailed applications to a few people because they wouldn't be able to make it back to the area and wanted to drop it off at the open house....no shows.I am SO GLAD I did not try and raise the rent like someone kept insisting I did because I did not "know the market".
