Clean with zinsser perma wash or jomax, then paint with a moldicide type paint (if you think it will be a future problem) or normal paint is fine.

They are super competitive, but right now have tightened their guidelines and tacked on a 4k fee for any loans originated after 4/7 (if someone is viewing this thread in the future, this current timing is the beginning of the shutdowns from COVID-19).

Property cash flows about $700/mo after the mortgage and expenses.The property does need some work to attract better tenants in the future and to make the property look more appealing.

I would also like to generate passive income over time but the truth is I will need a little bit more money to start expanding. so ideally I would love to do project management and start with some flipping to build some investment money to acquire the rental properties in the future.
