You then are encouraged to take the relationship off of the onlinejobs platform to just emailing/texting with them etc. because it does cost $70 to list 3 jobs, but WELL worth it lol.

With moving out here, and having what seems like a great new position, I would also encourage you to look into House hacking as one of your first acquisitions.

In short, I would encourage them to get the loan and work on a time schedule to get the rehab done in a few months top.

Just looking at the deal, however, I defiantly would not encourage you to buy anything negatively cash flowing right now.

Baltimore City data hasn't been encouraging over the last several years - population is shrinking (they saw their biggest drop last year and lowest pop. in a century), crime continues to spike (300+ homicides a year), and businesses are leaving.
