There is no inspections until the demo is complete and the new work is ready for the rough plumbing, electrical, HVAC and then framing.

This property is going to need a permit for demo and structural work.

On a simple Fix & Flip this might look like:Draw 1 - 20% paid at Demo/Haul OffDraw 2 - 20% paid at Frame/Rough In (plumbing, electrical, mechanical)Draw 3 - 20% paid at Drywall - tape, texture, and paint (to include ceilings)Draw 4 - 20% paid at Cabinet/Countertop install, Fixture install (lights, sinks, faucets)Draw 5 - 20% paid at Flooring and Close Out/Punch acceptanceYou might only do (3) Draw’s to reduce the paperwork on a short timeline project. 

I'll refrain from commenting on the code situation, but suffice to say that I am currently precluded from both working on the house and not working on the house, hahaha.That being said, they allowed me to pull my own demo permit, after I sought pre-inspection approval by the Department of Buildings.  

Read about each one, talk to a sales rep, watch demo videos, etc.

I should mention once transferred to personal, I plan to open a HELOC, which should not trigger an appraisal since if I had to have an appraisal done it would probably be denied because the property is not livable (it is down to the studs.....this is lesson 5 since lesson 4 should've been to purchase property in personal name in the first place) Do not tear up your asset before contracts are signed and permits pulled, in other words know that work will start as soon as demo is complete.

If you ever redo the flooring the in upstairs unit, they have under floor matting that can be added.If you are not doing a demo, a lot of times you can get away with adding the matting, and then another layer of drywall on the ceiling.
