Hey @Josh Howard,It's definitely a challenge finding properties that cash-flow in LA but there are properties left if you take your time.

Challenges are a gift.

I would definitely love to hear more about what has worked for you and what some of the challenges you have faced are both with actual rehabs as well as locating and acquiring properties.

What were some of the challenges?

I’m in the process of scheduling my state exam with PSI.For me, there aren’t any challenges associated with being a Realtor and looking for investment opportunities.

I project manage now, which isn't necessarily easier or better, it's just more efficient with my time as I have other businesses that generate revenue, including new construction/custom remodels and a thriving real estate agency business.Contractors have always been the biggest challenge for me in the business. 

Anything else is going to be a lot more challenging (although doable I am sure). 

Convincing your wife that hoarding money does nothing to generate income and it is time to make it earns it's keep is the real challenge.

I was also thinking a MF house hack would probably be a pretty good option to start, however the high cost of our market might make that a real challenge.

Ours is a new construction so the challenge was in securing a plot zoned for multi.
