I found it interesting that one of the first assignments on the first day was to call your credit card companies to see if they'd increase your spending limit under the false pretense that this would just open you up to be able to possible us that extra money to buy houses.Then you find out how much their program is $25k++ and understand why lol.

I've spent most of my time here on BP arguing that this is 100% FALSE ... you can still make profits investing in RE in expensive markets, and in my last 15 years of experience doing just that it can actually be MORE profitable investing in expensive markets.

I figure the seller would know for sure if the home has 2 bedrooms or 3 bedrooms and would have no reason to give me false information about the number of bedrooms.

But to call it tax evasion is false and reckless and exposes a lack of understanding of the specific statutes and subsequent decades of case law in sec 1031, Rev procedure 2000-37 (the safe harbor reverse exchange), rev procedure 2002-22 (Tenants in Common syndications), Rev procedure 2004-33 and 86 (Delaware statutory trust), and all of the various regulatory guidances we have for using 1031 exchanges in conjunction with personal property, vacation property, primary residences, retirement, and estate planning etc.The 1031 has for many decades been the method of deferring tax on the sale of investment real estate.
