We are now two days away from our third closing date and the underwriter has asked for numerous documentation in the previous days that was already in the file and had to be walked through the file by the loan processor to show hime where each piece was located. 

It also makes tax filing easy.

Take a photo of it.Call the number you have on file for the tenant and leave a voicemail if they do not answer.

I was able to get access to all foreclosures/notices of foreclosures, and the probate FILES.

I hate asking friends for money, but for a potential 1st position at say 12%, it could be win win for at least 6 months just too small.. so you borrow 20k at 12% for six months investor makes a whopping 1,200 bucks.. hardly worth the effort I think you can see why no one does these.lenders need to make MINIMUM 3k to 4k per file MINIMUM  junk fee's points etc.. if you don't you cant stay in business.. 

If so, then that should transfer the authority to you to file based on the tenant's failure to adhere to lease terms.  

He filed bankruptcy and lost everything.Equity is what reduces risk.

The tenant tried to file a complaint with me at the housing authority and I was able to show documentation that it was his washing machine that had caused the damage.
