What initiated my post was a investor we manage properties for getting upset because he felt the tenant should have paid for the roughly $150 in repairs the past month (keep in mind it is her first maintenance call in the 14 months she has lived there).  

And then I see emails coming across showing the pics of the fed envelope.So then I'm even more upset.

Reform has been delayed, but it will eventually come, and any property that has a flood risk can see a substantial change in premium for flood coverage in the coming years, which can completely upset the cashflow model.As an example, we were looking at some properties in Annacortes/Grays Harbor in Washington that look pretty good on paper today.

It is not a huge sum of money, but I am upset this is getting in the way of the offer.

Over time those little victories stack up to make a big difference.   

What struggles and victories have you experienced?

Wanted to share a hard fought short victory with ya's.

The only time I had a tenant get upset with an inspection turns out had unpermitted animals in the house, and was smoking in the house. 

And the more i learned the more upset and depressed i got about what i did.I gave my non-struggling non-elderly mid 40s parents my house which is now worth 400k and can rent out for $2200. 

I'd be pretty upset if the new one breaks down soon, as I wouldn't constitute that normal wear and tear.
