Wondering if you can bring one to do a quick read while you tour a house.

I spent the weekend touring both areas with some clients and have done it plenty of times in the past. 

@Carson Kesner I had this happened to me couple of time, one guy came with an ATM slip showing $30k balance, but when I spoke with him and was giving him the tour of the house, he kept on lying about everything like No pets, I hate pets, oh no we don’t smoke etc. then I walked them to their car that was parked one house down and guess what?

Take all of tour valuebles and belongings out of the car and drive it like you just picked it up from the rental place this morning.

I have toured the competition, but that was in July before we got the carpet in here.

I am pretty new to investing, so I only buy in neighborhoods that I can tour in person.

First everyone looking at a house has a smart phone and they will be able to get the "full tour" before even calling you for more information (which will also weed out all the lookers).

Not 1 but 3-6 for rent sign works wonders, specially if when they call you can direct them to a web site, virtual tour, etc.

I also document a room-by-room "Video tour" of the property, clearly showing its condition right before the Tenant's Lease signing.
