(Tiny old postage stamp lots)in parts of the bay area its mandatory to change the drain line when houses are sold if they are a certain age and still clay pipe.. my brother in law does a ton of them.. realtors are his source.. many times they just pipe burst.. and are done in a few hours for 6 to 8k. when I was doing my rental thing in the deep south we could get a new PVC from house to street 50 ft or so for 1500 or so.. if we did it during rehab and not under stress.. 

I was raised on food stamps in upstate NY.

People don’t sue people that qualify for food stamps.

Last year I sold over 7 million and I almost always wear t-shirts with my sleeve out.

But at retirement, you can literally take 6 figures a year in income via policy loans, pay ZERO income taxes, and still qualify for food stamps and welfare if you wanted to be a jerk.

I strongly recommend you stay conservative so you do not end up losing your shirt.

Also make sure you have a polished professional website and email with domain name.That being said if you want to send a letter make sure to use a real stamp, professional letter head and good quality paper.
