@Ed LeGrand, currently I do only focus on the single tenant lease as well, but still evaluate which property type should I focus on, such as drug store, franchise store, restaurant, etc.

Well I never said it was Facebook my darling, you know I have a 30 year old woman and that was for my past six and a half years ago I've been sober right after and I started the drinking because my dad hung himself committed suicide I was going through a stage I didn't know how to fight you don't have to be a smart-*** people don't get on here to pour out things to ask for advice when there's other people that live in here that have DUIs have drug charges and such and such as the manager even better is my friend that's why I was on here just having to ask the media and I see where that gets me with people like you like you've never done a damn thing in your life or maybe you cause a lot of drama on Facebook I don't know maybe that's why you think this is the drama the same drama it was a basic question I was concerned about it therefore I reached out well not necessarily to you but you had your input just like that old lady, that says we would buy alcohol with our rent money wrong answer I buy anything but that every single day I buy my kids things I pay bills I go to work I clean the house I take care of my mother Lee duties and take care of the fatherly fatherly duties, cuz yes I am a strong independent single mother have been for a long time by choice thank you very much proud of myself and I like it this way anything else you'd like to add to that and stir Facebook drama!

So in other words you will probably be dealing with low income deadbeat tenants, probably a few drug dealers, a break in here and there, all in all a rental house that will be rode hard and put back wet.#2 Tax appraisal and Zillow are not good tools for judging the value of the property.From a straight cashflow standpoint the numbers may look good, but just remember you will have some pretty high expenses with a rental like this.

That's not even factoring in the large numbers of persons with violent felonies and drug histories that would be "challenged" in finding employment in any situation.Now there are these things called renaissance zones, or at least there were when I lived in Metro Detroit.
