Friends called me while he was ranting saying the same thing, "you struck a nerve".

I've considered investing in Yakima myself, and it is definitely  an area where appreciation should not be anything more than icing on the cake; your cash flow numbers need to be able to stand by themselves. 

If appreciation happens it is just icing on the cake.

I could sure go for some Ono Ono Shave Ice right now.

We took our spreadsheet that showed our results and went to show a family friend with hopes that he would give us some money to invest with.We struck it big and he offered us a million dollars to work with, and we were off to the races.

I live in southern maine and Im just about ready to break the ice with a first purchase.

But I drove through the area and it struck me that this could be an up-and-coming part of Oleander judging by the residents and the presence of many flips in the surrounding area. 

The icing on the cake was that this property is being sold with 3 additional lots on the ridge, all three with incredible views of downtown Chattanooga.  

I live and work out here full-time and play ice hockey in my spare time.

Great story, the only puzzling piece is that the seller did not call you back and explain what had happened and thank you for your insight, perhaps a deal could have been struck with you, although I can see how the emotions took over and the need to punish the foolish person who called himself an investor.Let this be a leeson to anyone who is intrigued with becoming a wholesaler, learn the ropes and do things right or make a bad name for yourself and likely not make any money, just enemies.
