With the costs of lumber and labor right now, I don't see tear down and rebuild as a good option, as long as the structure is still in good shape.I'm biased because I dont want to mess with new builds, so I walk away from those deals.

Cash flow, appreciation, ability to force equity through refurbishment, better deal making (short sales, wholesale and other things that are not really buy and hold) can all be used if that is what the market will support and you really know you can ride out corrections.So, when seeking advice as to what people do understand it comes with a bias which can be very much a reflection of the market they operate in.

Thanks for the thread.I agree with much of what was said in the article, but it is rather biased in that a broker may deal with several mortage bankers and collect only one fee for the orgination of a loan.

That will do several things for you, 1) insulate you from knowledge risk, 2) test out your team on a small project, 3) give you the confidence to continueI have a bias for action so I would go out and start trying to find that first deal.To address your plan of action:1) Learning is always a good thing as long as you eventually step out of the classroom and into the real world2) Like I said, I have a bias for action, so from scratch I build my team as I need them.
