Christy Greene,Before you leave for Dallas I would try to contact the local real estate investment clubs and ask them where is the best rental neighborhoods and where to avoid.Personally,I would look for multi family units near the major universities and biggest employers like the airports and entertainment areas.

Also if they were to bail there should be a penalty since I am doing the build out.Another tenant decided they wanted the adjacent space, they negotiated a lower rent, but they will do ALL the TI, so we accepted because they were a reputable construction company.

@Jocelyn Conner  of all places I used to fund a fix and flipper in Vicksberg.. he did pretty well actually and I have been there many times.. there is an airport there so I would fly in and spend a few hours with him.. but to resell retail you really had to doll them up..

We usually like a payback of <=5-years.As an example, we will be taking a 1.5 car garage and adjacent former laundry room at the rear of one of our properties, adding a second story, with the result of an additional 2 - 3 bedroom unit (pending on the floor plan).
