I'll call references too, but be careful with those, they are easy to "game" As far as the applicant putting down their friends or whatever for references, I have a little tactic that helps:I have them list references of both former or current employers, as well as former or current landlords.

We will people with foreclosures that went a short period of time (6 - 9 months) if they have a clean credit report for the past 2 years.We will never take tenants with any evictions or if they ever forced a prolonged foreclosure as 1) They have tasted what it is like to live rent/mortgage free and they just might like the taste of that  2) They probably know all of the loopholes and stall tactics in the book as well as every obscure right they have.Pass on them.

Hey @Manny Del Val - no experience with them, so just my thoughts, it seems that those terms are a marketing tactic more than anything.  90%  & 100% on fix and flip is rather rate to say the least right now...even 85% and 100% is pretty tough to get.
