I want to purchase this property but need to find $80k to $100k to close the deal with the bank which currently holds the loan on this property(bank loves this property and wants to hold it so the president has mentioned he is willing to require less down).

That would be a $60,000 property, often in a B, B-, C+ neighborhood.Keep in mind that it might be a great property for some investors, but not for you, and vice-versa. 

Some comps that look great on screen might not look great in person, and vice-versa.
