I fell like those sellers have a problem and I want to provide another solution, especially if they're in a short sale situation.The only problem that I can see with this is that they are currently listing with a realtor.

Since most all loans are held by institutional investors, it's unlikely that they'll warm up to creating solutions between lender/servicer and heirs/beneficiaries/distributees.
